When we issue a paper check or printed statement, it requires extra steps outside of our normal process, including:
Purchasing paper, envelopes, and stamps
Printing using ink and equipment
Staff time to prepare and process the mailing
Driving to the post office to ensure it gets sent out on time
Additional administrative oversight and tracking
Because these tasks take extra time, supplies, and resources, and move us away from our streamlined green process, we charge a $15 fee to cover the added work and costs.
This way, we can continue encouraging efficient digital processes while still offering a paper option when absolutely necessary.
Why do you charge $50 per trip for requested inspections or trips?
Why do you charge $5 for an Early Owner Draw fee?
Our standard owner disbursement date is the 15th of each month, after rent funds have cleared and all vendor invoices are processed. When an owner requests an early draw, it requires us to step outside of our normal process and assume additional risk.
Here’s why:
Risk of Returned Funds – Bank payments don’t always clear instantly. If we release funds before they fully settle and a payment is later reversed, we face liability issues and potential shortages.
Vendor Payments Come First – Vendors often submit invoices during the first week of the month. To maintain good relationships with the professionals who care for your property, we need to ensure their bills are covered before advancing owner funds.
Operational Disruption – Early draws pull us away from our established accounting cycle, requiring extra staff time and administrative work outside of our normal process.
Added Liability – Sending funds too soon could cause significant issues if expenses or late bills arrive unexpectedly.
The early draw fee helps offset the added work, risk, and liability of processing funds outside our scheduled pay date. This ensures we can protect your account, keep vendor relationships strong, and continue managing your property responsibly.

Why do you charge $10 to transfer each utility to your name?
In most cases, we require property owners to set up their own utilities. However, in certain situations—such as when an owner is out of the country, manages multiple properties, or already has a contribution on file—we will step in and handle the setup on their behalf.
This service involves more than just making a phone call. Our team spends time on the phone with each utility provider to ensure accounts are created correctly and service is ready by the time it’s needed. We also take on the financial and credit risk of managing utility accounts:
Risk of Insufficient Funds – If there are not enough funds in the owner’s account to cover utility charges, we may have to advance payment to prevent late fees or service interruptions.
Credit Responsibility – Since utilities are often tied to our company’s name when we manage them, our credit and reputation are at risk if bills go unpaid.
Time & Oversight – Each setup requires time to coordinate, monitor, and follow up on charges, ensuring everything is properly established.
The $10 fee helps cover the administrative work, staff time, and financial risk we assume when providing this convenience.

Please note, this is not for any eviction or dispossessory for a tenant. This would be a liability or legal lawsuit.

Required Charges and when they are paid

Upfront Charges to get started:

$99 Onboarding Fee when Vacant OR $150 Onboarding Fee when Occupied with Tenant

$150.00 Marketing Commitment Fee for vacant homes and credited towards the leasing fee of $750.00.

Leasing Charge:

$750.00 when a tenant is found and day of move in. We will reduce the $150.00 Marketing Commitment Fee for those that have just onboarded and paid this upfront. Otherwise, it will be the full $750.00

Management Fee:

$89.00 Flat Fee per month, regardless of rent price. No charge when vacant

Annual Renewal Fee:

$99.00 per year of renewal of management agreement.

These are the only required fees with Aloe Property Management. This equals $1,068 per year in management fees ($89 × 12 months), plus $750 when a new tenant is placed, and an annual $99 renewal fee.
