What is Preleasing?

Listing a property in attempt to secure tenants before the current tenant’s lease ends.

Preleasing takes place between 50-60 days before a tenant moves out. Preleasing can only take place if photos are available for the leasing team to use for the listing.

Who receives Preleasing?

Clients whose homes we know do not need full remodel at end of the lease.

How it works:

The leasing team contacts the current tenant(s) to secure either times they’re comfortable with us showing the property to prospective tenants
If a tenant provides showing times, the property will be listed with those times.
The property is listed as “coming soon” with a move-in date of 1 week after the current tenant moves out to allow for the property to be properly turned and adjusted after we’ve seen the home to determine the extent of repairs and time needed.

What happens when a property isn’t leased before the current tenant moves out?

Aloe will reach out to all prospective residents to let them know it is ready to be shown. Let them know any updates we may be doing after we’ve conducted our walk through.

What happens when a tenant refuses to provide showing times or a video for preleasing?

The leasing team will list move to prelist the property. See information below on how prelisting works.

Listing a property to garner interest before a tenant’s lease ends.

Pre-listing takes place 30 days before the current tenant’s lease end. Prelisting can only take place if photos are available for the leasing team to use for the listing.

Pre-listing doesn’t include the following:

In person showings.
Video provided to prospective tenants.
The property is listed as “coming soon” with a move-in date of 1 week after the current tenant moves out to allow for the property to be properly turned.

How it works:

Our leasing team will list the property 30 days before the tenant’s lease ends with no showing options.
Prospects will have the option to send an official inquiry to be alerted when the property will be rent ready and listed with in person showings.
