Why We Charge an Onboarding Fee

When you begin management with Aloe Property Management, we put a significant amount of time and resources into setting your property up correctly in our system. This ensures that everything runs smoothly from day one—whether your home is vacant and being listed, or already has tenants in place.

The onboarding fee covers the initial setup work that has to be completed once, at the start of our relationship. After this is complete, there is no further charge when it’s time to list your home for rent in the future.

Inputting this information into our management software so it can be shared accurately with residents.
Entering your owner profile, including ACH setup for secure rent disbursements to you.

Coordinating high-quality photos and a 360° virtual tour.
Creating and publishing the listing on the MLS, our website, and ensuring syndication across multiple rental sites.
Travel time to/from your property for setup and marketing preparation.
Tenant-In-Place Onboarding (if applicable)Adding existing tenants into our system.
Calling and emailing to introduce ourselves, explain the new payment portal, and outline how communication will work going forward.
Reviewing the existing lease and inputting custom settings into our software to match the agreed-upon terms.
Starting the landlord–tenant relationship on the right foot.
